Casa De Oaks Water Leak Procedures
Pursuant to Article IX section 9.2. B. Each Owner of a Condominium shall be responsible for the maintenance, repair, upkeep of plumbing, electrical, telephone, and heating and air conditioning systems, including air conditioning compressors and equipment, within and/or servicing their unit.
Water leaks coming from the ceiling of your unit.
Go upstairs to the units above yours and see if anyone is using or has just used their shower or laundry. Some units have more than one unit above them and you may have to go to both units. Since some units have back-to-back bathrooms determining which unit has the leak may require cooperative investigation.
The owner of the upper unit or units will need to have a plumber come out and open the ceiling to find which pipe(s) that is leaking. The owner in the upper unit where the leaking pipe is located is responsible for paying for the repair to the pipe that is leaking, and any damage caused by the leak.
If you are not able to speak with the owners of the units you can contact Concord Consulting to assist by passing your information on to the owner who should be taking care of the repair.
Water leaks coming from the floor
If you have water coming up from your floor or your floors are hot you probably have a slab leak. This kind of leak will require a leak detection company and a plumber for repairs. Each owner is responsible for contacting and paying for these repairs.
Filing Insurance Claims or Paying for Damages / Repairs
All owners should carry insurance to cover this type of damage to their own unit and units below. Owners may file claims with their insurance policies or pay out of pocket as they see fit.
The Association’s insurance does not cover these leaks, and claims will not be filed on behalf of the owner through the Association’s insurance policy.
